Steven earned his IICRC, NADCA, ARCS, and Texas TDLR Mold Remediation Contractor license, built a team of skilled technicians, and expanded services to cover everything from emergency water damage restoration to delicate oriental rug cleaning.
In 2026, the company rebranded to AST Cleaning & Restoration to better reflect the full scope of services offered. How we actually work
Laura and I started this company in 2011 out of a single truck with one carpet wand and a rented storage unit off Perrin Beitel. Fifteen years later we run a full-service restoration and cleaning shop out of San Antonio, but the operating model hasn't moved much. We still answer our own phone. We don't route jobs through a dispatcher two states away. We don't hand your job to a subcontractor and hope for the best. Every crew on every job is on our payroll, in an AST-branded truck, wearing an AST shirt, reporting to me or to Joe Trevino Jr., our general manager.
A lot of the national franchise names you see on trucks around town operate the opposite way — a national brand, a local franchisee, and a rotating cast of 1099 crews. That structure works fine for the franchise. It's not aligned with the homeowner. When something goes wrong on a subcontractor job, the accountability chain is three or four calls long and nobody wants to hold the bag. When something goes wrong on one of ours, you call me. That's the whole difference, and it's why the guarantee we offer on every job is a simple one: if the work isn't right, we re-clean it free until it is.
The credentials we carry back that promise up with the standards the industry actually recognizes. I hold ten separate IICRC certifications — Carpet Cleaning, Water Damage Restoration, Applied Structural Drying, Fire and Smoke Restoration, Odor Control, Commercial Carpet Maintenance, Upholstery and Fabric, Master Textile Cleaning, Stone/Masonry/Ceramic Tile, and Journeyman Textile Cleaner. AST has been NADCA ASCS certified for air duct work since January 27, 2014. I earned the Master Rug Cleaner designation from the Association of Rug Care Specialists in 2018. And we hold the Texas TDLR Mold Remediation Contractor license — RCO1739 — which is not something you buy, it's something you pass a state exam for and maintain with continuing education.
The contrarian take I'll leave you with: the restoration industry is saturated with fly-by-night companies looking for a quick claim payout. A lot of the larger national restoration shops have the insurance carrier's best interest in mind, not the homeowner's — because their referral pipeline depends on it. We work the other side of that. We work for you, we document to the IICRC standard your carrier's engineer references, and we don't sign preferred-vendor contracts that cap what we can advocate for on your behalf.

What our team actually looks like
When you call AST, the phone is almost always answered by Laura Perez, my wife, co-owner, and office coordinator. She's the one who books the job, sets the arrival window, coordinates the pickup for oriental rugs, and handles the paperwork side of insurance claims. If Laura tells you a crew will be at your door between 10 and 12, they'll be there between 10 and 12.
The crews themselves report to Joe Trevino Jr., our general manager. Joe has been with AST for over a decade and runs the day-to-day field operations across water damage, fire damage, mold remediation, and standard cleaning jobs. Every technician on staff is IICRC-certified in the categories they work — nobody runs a wand on a water job without S500 training, nobody swings a HEPA hose on a mold job without proper containment training under S520.
And the commitment we make on every job: one crew starts it and the same crew finishes it. No mid-job shuffle to a subcontractor to save on labor.
