Air Duct Cleaning in San Antonio: What NADCA Certification Actually Gets You (and Why the Cheap Guys Skip It)
I'm going to say the thing the rest of the industry won't. Most "air duct cleaning" performed in San Antonio isn't air duct cleaning. It's a leaf blower, a shop vac, and a forty-five-minute walk-through that leaves eighty percent of the contamination sitting exactly where it was when the tech arrived. Here's what a real duct cleaning includes, what the $199 ads are actually delivering, and how to tell the difference.
What most homeowners think air duct cleaning is (and what it actually is)
Most homeowners picture a tech shoving a hose into a floor register, blowing some air around, and vacuuming up whatever comes out. That's what the cheap ads are selling. It isn't duct cleaning.
Real air duct cleaning is a full HVAC-system decontamination. That includes every supply duct, every return duct, the return plenum, the supply plenum, the blower assembly, the evaporator coil, and the drain pan. The contamination lives in every one of those components. Cleaning half the system just moves the problem around.
The technical framework is the NADCA ACR 2013 standard — Assessment, Cleaning, and Restoration of HVAC Systems. It's what any legitimate NADCA member is trained against. It specifies the order of operations, the equipment requirements, the source-removal technique, and the post-cleaning verification. Skip a step and you didn't do a NADCA-standard clean. Simple as that.
NADCA ASCS certification — what the standard actually requires
The NADCA Air Systems Cleaning Specialist certification isn't a weekend course. It requires demonstrated field experience, a written examination, continuing education, and adherence to a published code of ethics. My ASCS member-since date is 2014-01-27, and my number is on the NADCA public directory. Every legitimate NADCA member's certification is verifiable in about fifteen seconds on their site.
What the standard requires on a real job:
A proper NADCA-standard clean on a typical San Antonio 3-bedroom home runs four to eight hours with a two-tech crew. If somebody's telling you they'll do it in forty-five minutes, they're doing about ten percent of that list.
The $199 "duct blow-out" scam
Here's what the $199 ads actually deliver. Two techs show up in a small van. They pop off a couple of floor registers, run a shop-vac hose into the duct opening for a minute or two per register, sometimes point a small blower into the ductwork on the opposite side of the run. They spray a shot of "sanitizer" from a garden sprayer into a couple of vents. They collect the check. Total time on-site: thirty to forty-five minutes.
What that job leaves behind: everything in the branch runs (they only reached the first foot or two of each duct), everything in the return plenum (they didn't open it), everything in the blower assembly (they didn't open it), and everything on the coil (they didn't touch it). NADCA studies estimate that roughly eighty percent of HVAC system contamination lives in components the $199 job never accesses.
The upsell version works the same way but the price migrates on-site. Advertised at $99-$199, then the tech "finds" a mold indication, a rodent trace, or an "extreme contamination" that triggers a $600-$1,200 revised quote. The revised quote is still not a NADCA-standard clean. It's the same forty-five-minute job with a bigger invoice.
My standing recommendation: if you're going to skip duct cleaning, skip it. Truly cheap duct cleaning is worse than no duct cleaning, because it disturbs the contamination without capturing it and often makes the indoor air worse for the following week. If you're going to do it, do it right — once every five to seven years is plenty for a well-run HVAC system in a home without pets, smokers, or water events.
When your ducts actually need cleaning (be honest)
Most homes don't need duct cleaning as often as the ads suggest. Real triggers, in order of legitimacy:
Routine "annual duct cleaning" is marketing, not maintenance. Change your filters on schedule, service the HVAC annually, and clean the ducts when there's an actual reason.
Post-water-event duct decontamination — the mold connection
This is the part that trips homeowners up after a burst pipe or a hurricane remnant flood event. If the HVAC ran during or after the water event, the system pulled humid contaminated air through the ductwork and deposited moisture and biological material inside. That's the seed condition for mold colonization inside the ducts, and once it takes hold you're looking at a full IICRC S520 remediation of the HVAC system on top of the water job.
The protocol I run on a post-water-event duct decon: full NADCA source removal on every branch, mechanical cleaning of the blower and coil, EPA-registered antimicrobial application throughout the system, and post-remediation verification testing on air samples if biological growth was documented. That's a $1,500-$3,500 line item on a moderate water loss and it's almost always covered under the same claim as the water damage restoration.
Skipping it because "the ducts didn't get wet directly" is one of the most common mistakes I see on DIY-managed water claims. The HVAC runs, humid air moves, contamination follows.
What our NADCA process includes
When we quote a duct cleaning at AST, here's the scope: pre-inspection with borescope photos of representative supply and return runs, negative-air machine setup at the air handler with HEPA-13 collection, mechanical source removal on every supply and every return, opening and cleaning both plenums, opening the blower cabinet and cleaning the blower wheel and housing, coil surface cleaning and drain pan cleaning, EPA-registered antimicrobial when contamination warrants it, and post-cleaning borescope verification with photos delivered to the homeowner.
Typical time on-site for a 3-bedroom San Antonio home: four to six hours, two-tech crew. Typical price: $450-$850 depending on supply/return count, air-handler access, and whether a coil pull is required. If a competing quote is significantly below that, ask exactly which steps are getting cut. It's almost always the coil, the plenums, the blower, and the verification — meaning it's not a NADCA-standard clean at all.
