Carpet Cleaning Methods Explained: What 20+ Years on San Antonio Floors Taught Me
I'll cut the drama on this one. "The science of carpet cleaning" gets treated like some hidden thing you need a lab coat to understand. It isn't. There are four legitimate cleaning methods in this industry, one professional standard that governs how they should be run, and after twenty-plus years running crews in San Antonio homes I have opinions on which method belongs on your carpet and which ones the industry oversells. Hot water extraction: the workhorse
Hot water extraction is what most people call steam cleaning. It's neither steam nor plain hot water. It's a truck-mounted machine pushing 200 to 230 degrees Fahrenheit and 500 to 1,500 PSI of pre-conditioned solution into the carpet fibers, then vacuuming it back out on the same pass.
What I recommend: hot water extraction for nine out of ten residential jobs. If a homeowner asks me why their carpet keeps re-soiling three months after a "cheap" cleaning, this is my answer. Cheap methods leave residue. Residue attracts dirt. Truck-mount hot water extraction, done right, extracts the residue too.
Dry time on a well-run job: 6 to 12 hours. If it's still wet after 24, someone didn't extract enough.
The IICRC S100 standard — what it actually says
The IICRC S100 is the Standard for Professional Cleaning of Textile Floor Coverings. Every legitimate carpet cleaner in the country is trained against it. Most homeowners have never heard of it. Most "budget" cleaners hope you never do.
Here's what it lays out, in plain English: pre-inspection (walk the room, identify the fiber, note pre-existing damage), fiber identification (nylon vs polyester vs olefin vs wool — the method changes based on this), pre-conditioning (apply the right chemistry for the soil type and let it dwell), agitation, extraction with adequate PSI and lift, neutralization (bring pH back down after using alkaline pre-conditioners), and dry-time targets.
The standard treats hot water extraction as the default residential method for a reason: run correctly, it's the most thorough clean you can do without damaging fibers.
Two S100 steps most "cheap" jobs skip entirely: pre-conditioning with the correct chemistry for the fiber, and neutralization after alkaline treatment. That's why your carpet re-soils three months later. Not opinion. Not a sales pitch. It's the industry's own standard.
Low-moisture: encapsulation and bonnet
Encapsulation is a chemistry play. You apply a polymer, it crystallizes around the dirt, you vacuum it up later. Bonnet cleaning is a pad on a rotating machine that grabs surface soil off. Both are low-moisture. Both dry fast. Both have their place.
Their place is commercial. Offices where you can't shut down for twelve hours. Hallways in high-traffic buildings. Interim maintenance between deep cleans.
Their place is not your living room. Encapsulation doesn't get down to the base of the fiber where the dirt actually lives. Bonnet cleaning can push soil deeper into the pile if the pad isn't changed constantly. I'll do these methods for commercial clients who need them on a rotation. I don't recommend them as your primary residential clean.
Dry cleaning powders
Dry-compound methods spread an absorbent powder that binds to soil, then you vacuum it out. Good for a spot job or a quick refresh before company shows up. Not a deep clean. If someone's selling this as the equivalent of hot water extraction, they're selling you a story.
The mistake that kills more carpets than dirt does
Overwetting. Wrong chemistry. Not extracting enough water on the pass.
I get calls all the time from folks in Alamo Heights, Stone Oak, and Boerne where the previous cleaner — sometimes a homeowner with a rental machine from the grocery store, sometimes a bargain-price shop — left the carpet damp for two days. That's how you get mildew in the pad. That's how you get delamination where the backing separates from the fiber. That's how you get permanent yellowing from wicking, where residue rises back to the surface as the fiber dries.
The other big one: using the wrong pH. Alkaline pre-conditioners cut grease and traffic soil great, but if you don't neutralize before you extract, you leave a residue that literally attracts more dirt. Faster re-soiling. You paid to clean it and the carpet re-dirties itself.
If a company won't tell you what they're using and how they're neutralizing, that's your answer.
The fiber decides the method
This is the part most articles skip. Fiber ID isn't optional; it changes everything.
If you're getting a flat "we hot-water-extract everything, always," ask them if they train on fiber ID.
What I actually recommend
For nine out of ten San Antonio homes: annual truck-mount hot water extraction from a company that neutralizes properly and extracts to real dry-time targets. Homes with pets, kids, or heavy traffic: every six to nine months. Commercial spaces: encapsulation on a rotation with periodic hot water extraction to reset the baseline.
